Vista Esmeralda de la Cangreja is 69 hectares in the mountains of Parrita, divided into three phases. We are selling the first: lots from 5,000 m² to 2 hectares.
This is a conservation project: a significant part of the farm will never be sold. The main forest, the springs and the river stay as common ground, so that owners can walk them, swim in them and share them as a community.
Behind all of it is Guillermo Mora, who has run his dental clinic in Parrita for more than thirty years. For over 20 years he built, little by little, the access roads and the relationships with neighbours and the municipality that would get this area developed.
Vista Esmeralda is his vision made real, and now is the moment to share it with others.
The project runs in three phases and we are in the first. The farm is not carved up to the last metre: the main forest, the springs and the river stay as they are, and the lots come out of the pasture on the lower ground.
The large part that is never sold stays as common ground for the people who buy here. The idea is that a community can grow on it: walk the forest, swim in the river, and have neighbours who look after the same thing.
The map is an illustrative representation, not official cartography. Forests, rivers and boundaries are approximate, not definitive.

I bought my piece of paradise back in 2010. I was planning ahead for my eventual retirement. I found Vista Esmeralda on Craigslist (of all places). I contacted Guillermo and let him know I would like to see the place on my next trip to Costa Rica.
Guillermo is a very socialble person. He is easy to talk with and he made my decision very easy for me.
I had been looking for property on every trip I took to Costa Rica, since about 2005. I really got to see the country!
When I met with Guillermo, spoke with him, got to understand his vision. I realized what he was telling me was exactly what I was looking for. The payment plan, with no bank involved, really added the cherry on top!
Vista Esmeralda de la Cangreja is really off the beaten path, yet only 20 minutes from the agricultural town of Parrita. Parrita itself, is about halfway between two very popular tourist locations: Jacó and Quepos-Manuel Antonio National Park. Parrita is not a tourist town. It is a full service city of over 23,000 people. It has really grown since I first traveled through, back in 2001. There are beautiful beaches 5 - 10 minutes away, large supermarkets, banks, cafes and restaurants, car dealerships, and gyms. A nice river to explore and steep mountains as a spectacular backdrop, add to the beauty that surround Parrita.
I feel like I made a great decision. Although I have to admit, I was second guessing my decision for many years, after I purchased. But with improvements to the road, seeing Guillermo's vision begining to take shape, and my own vision becoming more concrete, I am very happy with the decision I made in 2010.
Now that I will be living in Costa Rica, I have begun the planning process for my property. By next year, I will have a nice, cozy casita, with a spectacular mountain view!
If you are looking for a piece of paradise that is tranquillo, Vista Esmeralda might be for you. There will be no McMansions. Instead, Vista Esmeralda de la Cangreja will comprise small casitas that are off grid. The community will be of like-minded individuals who value the natural environment and have a deep sense of responsibility to ensure Vista Esmeralda de la Cangreja always remains tranquillo.
¡Pura Vida!

My name is Gary Serino. Twenty years ago I was in Costa Rica for a couple of years, looking for property in the Central Pacific coastal area that was off grid, elevated, had water, and was affordable.
I met Guillermo Mora in that process, and he showed me a few lots that he had available or that he knew of. When I saw the property that is called Vista Esmeralda, I was amazed at the beautiful green rolling hills and forested landscape, with expansive views of the valley beyond. I purchased a property from Guillermo with a down payment and terms.
Guillermo was always available for communication and willing to help me. Over the years I have come up there and camped in the mountains with Guillermo, and also received dental services.
These days the road is paved more than halfway there, and the rest is a packed gravel road that you can easily access with four-wheel drive.
You can put up a cabin or a modular home and start a small farm, or just enjoy your paradise property in the forested mountains.
