So when they do offer land credit, they demand a huge down payment, short terms and heavy requirements. For a foreigner with no local credit history, it's harder still.
What owner financing is
Owner (or developer) financing means the seller finances the property for you, with no bank involved. You put down a deposit, sign a payment agreement, and pay the balance in installments over an agreed term. The developer holds a lien on the property until you finish paying, at which point the title transfers fully to your name.
How it's usually structured
Down payment: an initial percentage of the price, usually negotiable.
Term: monthly payments over an agreed period, without the bank bureaucracy.

What to check before signing
Owner financing is common and safe in Costa Rica when done right. Before signing, confirm with a lawyer: that the property has clean title (escritura pública), how the lien is registered while you pay, what happens if you fall behind, and that the final transfer is clearly defined. A good seller has no problem putting all of this in writing.
